SAVING A PROPERTY'S ROOF

This beautiful three-storey property situated around Buang Khan Nakon had issues with leakage after the initial build was completed three years ago.

After the owners hired previous roofers to fix this problem the problem still remained. A small defect like this after a few years can cause a big and pricey problem in the future.

Read more below

This property has been plagued with water leaks since it was built three years ago. The owner has already hired two different sets of roofers to try to fix the problem, but each time it rains, the roof still leaks. The issue is compounded by the narrow space between the house and outside wall, which doesn't allow room for scaffolding, and the height of the building, which makes it difficult for anyone to climb up to the roof to properly assess the situation.

During our inspection, we discovered a number of problems that were contributing to the persistent leaks. First, the roof didn't have a sufficient slope angle, which meant that rainwater was pooling in certain areas. Additionally, there were no corner pieces to block rain from seeping into the roof. Finally, the gutting drainage was blocked by a bird's nest, which had caused the metal frame to rust and the ceiling to become moldy.

To address these issues, we decided to reinstall the roof frame and roof, including corner pieces to block rain from entering. We also cleared the gutters of the bird's nest and installed a new drainage system. Finally, we replaced the gypsum board with smart board, a material that is suitable for outside weathering and resistant to mold. We finished everything off with a fresh coat of paint, ensuring that this property will remain leak-free and looking great for years to come.

ADDING VALUE THROUGH TILING

Our team recently completed a project that involved upgrading a parking space from stamped concrete to high-quality ceramic COTTO tiles, complete with elegant aluminium border strips. By making this change, we not only increased the luxuriousness of the property but also made floor maintenance a breeze.

We took on a number of other maintenance tasks throughout the property. We gave the space a fresh coat of paint, and even serviced our customer's roof to ensure it was in top condition. Our team takes great pride in the quality of our work, and we were thrilled to bring our attention to detail and expertise to this project.

TRANSFORMING A CAR MECHANIC SHOP INTO A FAMILY HOME

We recently completed a renovation project that involved transforming an old mechanic garage into a home where a family could sell food in front of the property. The project took exactly 60 days to complete and cost 550,000 baht.

Read more below

When the young homeowner approached us about renovating the garage, we knew it would be a challenging project. The building was old and in disrepair, and there were many obstacles to overcome. However, we were determined to deliver a high-quality renovation that would meet the client's needs.

During the renovation process, we worked closely with the homeowner to bring their vision to life. Despite some initial resistance from the homeowner's parents, who thought the project was a waste of money, we persisted and focused on delivering a beautiful home that the whole family could be proud of.

As the renovation progressed and the interior began to take shape, we could see the homeowner's excitement growing. When the painting work was finished and the lighting was installed, we saw their big smile for the first time. It was clear that our hard work had paid off, and the final result was a stunning home that exceeded the client's expectations.

At our company, we understand that renovation work can be unpredictable, but we always do our best to deliver high-quality results within the budget we're given. We're proud to have helped the young homeowner turn their dream of a home-based food business into a reality, and we look forward to taking on more challenging renovation projects in the future.

The project was successfully completed in just 45 days, from start to finish.

NAVIGATING PROPERTY DEVELOPMENT IN THAILAND: A GUIDE FOR INVESTORS

Investing in property development in Thailand can be a rewarding venture, but it's crucial to navigate the legal landscape effectively to ensure a smooth and compliant process. Like any country, Thailand has its own set of laws and regulations that govern property ownership and development. Understanding these rules is essential to avoid potential legal pitfalls and ensure your investment pays off.

Consult a Licensed Thai Lawyer

First and foremost, consulting a licensed Thai lawyer should be at the top of your to-do list. Property laws in Thailand are complex and can change frequently. A qualified lawyer will provide you with the necessary due diligence, help you understand your rights and responsibilities, and guide you through the legal processes involved in property development.

Verify Property Boundaries

Before you begin any construction, it's crucial to verify your property boundaries. This can be done through a simple survey conducted by local authorities. The cost is minimal compared to the peace of mind and clarity it provides. Remember, moving or tampering with property boundary markers is illegal and can lead to severe penalties.

Understand Setback Laws

Thailand has specific setback laws that dictate how close a structure can be built to property boundaries, roads, and other structures. These laws are designed to maintain privacy, manage density, and ensure orderly development. Your architect or builder should be familiar with these regulations, but it’s always wise to verify them through legal consultation to avoid future disputes or costly modifications.

Comply with Local Regulations

For those planning to develop commercial properties like factories, condominiums, resorts, or hotels, there are additional laws and regulations. These might include restrictions on building heights, environmental regulations, and zoning laws. Compliance is not just about legal adherence—it also respects community standards and contributes to sustainable development practices.

Anticipate Taxes and Fees

Understanding the financial aspects of property development, including taxes and fees, is crucial. Discuss with your lawyer to anticipate the costs associated with your project. This foresight can help you budget more effectively and avoid surprises during the development process.

Secure Proper Permissions

Applications for building permissions can be time-consuming. Starting a project without the correct permissions can lead to delays, legal problems, and increased costs. If you are not fluent in Thai or unfamiliar with the local administrative processes, having a lawyer who can apply on your behalf is invaluable.

The Importance of Legal Advice

Whether you are a seasoned investor or new to the Thai market, the importance of sound legal advice cannot be overstressed. Trying to navigate the legal landscape without adequate guidance can lead to misunderstandings, non-compliance, and potential legal action.

Conclusion

By taking the right steps and respecting the local laws and regulations, your property development project in Thailand can proceed smoothly. Investing in comprehensive legal advice and ensuring thorough compliance are not just legal necessities—they are also critical to your success in Thailand's property market.

Remember, proper planning and legal compliance are the keystones of successful property development in Thailand. Ensure you are well-prepared to turn your investment into a rewarding venture

KEEPING A COOL HOUSE IN THAILAND

When constructing a residence in Thailand, it is essential to prioritize effective thermal management to maintain a cool indoor environment. One of the most efficient methods to achieve this is through the utilization of Autoclaved Aerated Concrete (AAC) blocks, which are known for their high R-value—an indicator of superior insulation properties. For optimal thermal insulation, it is recommended to employ a dual-layer AAC block wall with an intervening layer of rockwool.

Additionally, incorporating double-glazed windows enhances the cooling efficiency of air conditioning systems by further insulating the interior from external heat. Another strategy to increase the R-value and improve insulation is by adding rockwool to the loft space and ceiling areas.

It is also vital to consider the orientation of the house. With the sun rising in the east and setting in the west, the western façade typically receives prolonged exposure to sunlight. Minimizing windows on the west side and maximizing shading can significantly reduce heat ingress.

At Quality Touch, we consider all these factors meticulously to ensure that your home remains comfortable and energy-efficient in Thailand's tropical climate. We encourage homeowners to adopt these strategies to fully enjoy their living space in the Land of Smiles.

CHOOSING THE RIGHT KIND OF PAINT FOR YOUR HOME

CHOOSING THE RIGHT KIND OF PAINT FOR YOUR HOME

Choosing the right paint colour for your house can feel overwhelming with so many options out there. It's like being lost in a sea of colours and not knowing where to start. And it's not just about the colour; there's the type of paint, the brand, and all those fancy features they throw at you. It's a lot to handle, I know. But fear not, we've got your back. We've put together some tips and info to help you navigate this colourful maze and save both your time and money.

Types of House Paints

All right, first things first – let's get familiar with the types of paints you're dealing with. There are three main types:

When it comes to durability, the shiny ones usually outlast matte. But here's the trick: for gloss or semi-gloss, you need a smooth surface. If your wall's a bit rough, matte's your go-to – it's better at hiding imperfections.

So, there's no one-size-fits-all answer. It's about what you want and what your walls need. If you're all about that shine, make sure your wall's prepped right. But if you're on a budget or your wall's not the smoothest, mattes got your back.

And remember, the life of your paint depends on the brand and grade. Lower grades might last around 2-5 years, mid-grades about a decade, and premium ones can go up to 15 years. Basically, the fancier the grade, the longer it stays looking fresh.

Types of Primers

Now, let's talk primers. Think of them as the foundation for your paint – they help it stick and protect it from the elements. Primers come in three flavours:

Primer comes in clear or colour shades, mostly white or light grey. If you want to be sure it's been applied properly, go for the slightly pricier version. It's like an insurance policy for your paint job.

A quick tip: primers can be water-based or oil-based. Water-based ones are milder and great for indoors. Oil-based primers can handle the great outdoors and high humidity, but they come with a strong smell.

Wrapping It Up

So, there you have it – the lowdown on choosing paint colours and primers. If you're moving into a new place or just give your walls a fresh plaster job, wait about a month before slapping on that new plaster primer. But if time's not on your side, give it a week or so and you can roll with the multi-purpose primer.

For older walls or renovations, the old cement primer or the all-purpose one should do the trick.

See, it's not as complicated as it seems. Just remember, choose what suits your style and your walls' needs. Happy painting!

Whether you're moving into a new home or renovating your current one, it's essential to consider the following factors before selecting the right lighting options.

First, determine the primary purpose of each room. For example, a kitchen may require bright, task-oriented lighting to help you prepare meals, while a bedroom may need soft, warm lighting to promote relaxation and restful sleep.
