SAVING A PROPERTY'S ROOF
This beautiful three-storey property situated around Buang Khan Nakon had issues with leakage after the initial build was completed three years ago.
After the owners hired previous roofers to fix this problem the problem still remained. A small defect like this after a few years can cause a big and pricey problem in the future.
Read more below
This property has been plagued with water leaks since it was built three years ago. The owner has already hired two different sets of roofers to try to fix the problem, but each time it rains, the roof still leaks. The issue is compounded by the narrow space between the house and outside wall, which doesn't allow room for scaffolding, and the height of the building, which makes it difficult for anyone to climb up to the roof to properly assess the situation.
During our inspection, we discovered a number of problems that were contributing to the persistent leaks. First, the roof didn't have a sufficient slope angle, which meant that rainwater was pooling in certain areas. Additionally, there were no corner pieces to block rain from seeping into the roof. Finally, the gutting drainage was blocked by a bird's nest, which had caused the metal frame to rust and the ceiling to become moldy.
To address these issues, we decided to reinstall the roof frame and roof, including corner pieces to block rain from entering. We also cleared the gutters of the bird's nest and installed a new drainage system. Finally, we replaced the gypsum board with smart board, a material that is suitable for outside weathering and resistant to mold. We finished everything off with a fresh coat of paint, ensuring that this property will remain leak-free and looking great for years to come.
ADDING VALUE THROUGH TILING
Our team recently completed a project that involved upgrading a parking space from stamped concrete to high-quality ceramic COTTO tiles, complete with elegant aluminium border strips. By making this change, we not only increased the luxuriousness of the property but also made floor maintenance a breeze.
We took on a number of other maintenance tasks throughout the property. We gave the space a fresh coat of paint, and even serviced our customer's roof to ensure it was in top condition. Our team takes great pride in the quality of our work, and we were thrilled to bring our attention to detail and expertise to this project.
TRANSFORMING A CAR MECHANIC SHOP INTO A FAMILY HOME
We recently completed a renovation project that involved transforming an old mechanic garage into a home where a family could sell food in front of the property. The project took exactly 60 days to complete and cost 550,000 baht.
Read more below
When the young homeowner approached us about renovating the garage, we knew it would be a challenging project. The building was old and in disrepair, and there were many obstacles to overcome. However, we were determined to deliver a high-quality renovation that would meet the client's needs.
During the renovation process, we worked closely with the homeowner to bring their vision to life. Despite some initial resistance from the homeowner's parents, who thought the project was a waste of money, we persisted and focused on delivering a beautiful home that the whole family could be proud of.
As the renovation progressed and the interior began to take shape, we could see the homeowner's excitement growing. When the painting work was finished and the lighting was installed, we saw their big smile for the first time. It was clear that our hard work had paid off, and the final result was a stunning home that exceeded the client's expectations.
At our company, we understand that renovation work can be unpredictable, but we always do our best to deliver high-quality results within the budget we're given. We're proud to have helped the young homeowner turn their dream of a home-based food business into a reality, and we look forward to taking on more challenging renovation projects in the future.
AONIC SHOP RENOVATION

In Thailand, land ownership by foreigners is restricted. However, there are several ways you can legally build and own a home:
Leasehold Agreements: One of the most common methods is to lease the land. Foreigners can secure a lease for up to 30 years, with options to renew. This provides long-term security and the ability to build on the land.
Thai Company: Another option is to set up a Thai Limited Company. In this scenario, the company owns the land, and you can be a major shareholder. It's essential to comply with all legal requirements and ensure the company is legitimate.
Married to a Thai National: If you are married to a Thai citizen, the property can be registered in your spouse's name. It’s crucial to have a prenuptial agreement and legal advice to protect your investment.

NAVIGATING PROPERTY DEVELOPMENT IN THAILAND: A GUIDE FOR INVESTORS
Read more
Investing in property development in Thailand can be a rewarding venture, but it's crucial to navigate the legal landscape effectively to ensure a smooth and compliant process. Like any country, Thailand has its own set of laws and regulations that govern property ownership and development. Understanding these rules is essential to avoid potential legal pitfalls and ensure your investment pays off.
Consult a Licensed Thai Lawyer
First and foremost, consulting a licensed Thai lawyer should be at the top of your to-do list. Property laws in Thailand are complex and can change frequently. A qualified lawyer will provide you with the necessary due diligence, help you understand your rights and responsibilities, and guide you through the legal processes involved in property development.
Verify Property Boundaries
Before you begin any construction, it's crucial to verify your property boundaries. This can be done through a simple survey conducted by local authorities. The cost is minimal compared to the peace of mind and clarity it provides. Remember, moving or tampering with property boundary markers is illegal and can lead to severe penalties.
Understand Setback Laws
Thailand has specific setback laws that dictate how close a structure can be built to property boundaries, roads, and other structures. These laws are designed to maintain privacy, manage density, and ensure orderly development. Your architect or builder should be familiar with these regulations, but it’s always wise to verify them through legal consultation to avoid future disputes or costly modifications.
Comply with Local Regulations
For those planning to develop commercial properties like factories, condominiums, resorts, or hotels, there are additional laws and regulations. These might include restrictions on building heights, environmental regulations, and zoning laws. Compliance is not just about legal adherence—it also respects community standards and contributes to sustainable development practices.
Anticipate Taxes and Fees
Understanding the financial aspects of property development, including taxes and fees, is crucial. Discuss with your lawyer to anticipate the costs associated with your project. This foresight can help you budget more effectively and avoid surprises during the development process.
Secure Proper Permissions
Applications for building permissions can be time-consuming. Starting a project without the correct permissions can lead to delays, legal problems, and increased costs. If you are not fluent in Thai or unfamiliar with the local administrative processes, having a lawyer who can apply on your behalf is invaluable.
The Importance of Legal Advice
Whether you are a seasoned investor or new to the Thai market, the importance of sound legal advice cannot be overstressed. Trying to navigate the legal landscape without adequate guidance can lead to misunderstandings, non-compliance, and potential legal action.
Conclusion
By taking the right steps and respecting the local laws and regulations, your property development project in Thailand can proceed smoothly. Investing in comprehensive legal advice and ensuring thorough compliance are not just legal necessities—they are also critical to your success in Thailand's property market.
Remember, proper planning and legal compliance are the keystones of successful property development in Thailand. Ensure you are well-prepared to turn your investment into a rewarding venture
KEEPING A COOL HOUSE IN THAILAND
Read more
When constructing a residence in Thailand, it is essential to prioritize effective thermal management to maintain a cool indoor environment. One of the most efficient methods to achieve this is through the utilization of Autoclaved Aerated Concrete (AAC) blocks, which are known for their high R-value—an indicator of superior insulation properties. For optimal thermal insulation, it is recommended to employ a dual-layer AAC block wall with an intervening layer of rockwool.
Additionally, incorporating double-glazed windows enhances the cooling efficiency of air conditioning systems by further insulating the interior from external heat. Another strategy to increase the R-value and improve insulation is by adding rockwool to the loft space and ceiling areas.
It is also vital to consider the orientation of the house. With the sun rising in the east and setting in the west, the western façade typically receives prolonged exposure to sunlight. Minimizing windows on the west side and maximizing shading can significantly reduce heat ingress.
At Quality Touch, we consider all these factors meticulously to ensure that your home remains comfortable and energy-efficient in Thailand's tropical climate. We encourage homeowners to adopt these strategies to fully enjoy their living space in the Land of Smiles.

UNDERSTANDING HOME IMPROVEMENT LAWS & REGULATIONS

"Understanding Home Improvement Laws and Regulations: A Comprehensive Guide"
When considering renovating your home, it's crucial to acquaint yourself with the intricate web of home improvement laws and regulations that govern such undertakings. Home renovations, whether in a housing estate, a standalone house, or any other type of building, must adhere to construction principles and legal standards. These regulations are designed not only to ensure the safety of occupants but also to maintain harmony with your neighbors. In this article, we will explore the principles of home improvement and the key factors you need to consider, including penalties for unauthorized renovations.
Types of Home Extensions That Do Not Require Permission
Before you embark on any home improvement project, it's vital to understand which types of renovations do not require prior permission. Minor alterations that do not significantly impact a building's structural integrity or stability typically fall into this category. Some examples include:
Non-Structural Changes: If you plan to change parts of your house that are not part of the structural framework, such as walls, floors, or decorative elements, and these changes do not increase the total weight of the house by more than 10%, you typically do not need permission.
Alterations to Building Components: Modifications to components like windows, doors, ceilings, or patterns that do not exceed a 10% increase in weight generally do not require permission.
Area Changes: Expanding or reducing the area of your home by no more than 5 square meters without affecting pillars or beams typically does not necessitate permission.
Roof Area Changes: Similarly, adjustments to the roof area that do not involve new columns or beams and do not increase the total weight by more than 10% are typically exempt from the permission requirement.
Matching Material Replacements: If you are replacing materials like for like, in terms of material, size, number, and type, without altering the structural composition, permission may not be necessary.
However, it's important to note that these rules can vary by location, so it's always advisable to check with your local authorities or consult a professional before proceeding.
Essential Preparations Before Home Improvements
Before commencing any home improvement project, several key steps should be taken to ensure that your renovations are both legal and hassle-free. These include:
Obtaining a License: Certain types of renovations require official permission issued by local government authorities. These include alterations that involve material changes, different sizes from the original, changes in the number of columns or beams, and extensions exceeding 5 meters in coverage area. If you encounter difficulties obtaining a construction permit, consulting an architect or engineer with expertise in building extensions is advisable.
Architect and Engineer Involvement: Home improvement projects that require permission typically necessitate submission of detailed plans, certified by the architect who designed them, and the engineer overseeing the construction. This ensures compliance with regulations and minimizes the risk of infringing on neighbors' rights or affecting property values.
Adherence to Distance and Spacing Regulations: Home improvement projects must adhere to distance and spacing regulations to prevent encroachment onto common areas or neighboring properties. Key considerations include maintaining the boundary of the house within 70% of the land, adequate distances from roads, and specified spacing between buildings and property lines.
Neighbor Consent: Before initiating major projects, it's essential to engage with your neighbors to prevent potential disputes. Open communication can help address concerns related to noise, dust, or other inconveniences. Obtaining written consent from neighbors, especially for projects involving solid walls near property lines, is advisable to avoid future conflicts.
In conclusion, home improvement projects can be both exciting and rewarding, but they require a comprehensive understanding of the applicable laws and regulations. Ensuring that your renovations comply with these guidelines not only keeps you within the bounds of the law but also fosters positive relationships with your neighbors. Before you pick up that hammer, take the time to familiarize yourself with the relevant rules and seek professional guidance when needed. This approach will help ensure a smooth and lawful home improvement journey.

Estimating the Costs of Your House Painting Project: A Comprehensive Guide
Embarking on a house painting project can be a somewhat intricate task, but fear not – we're here to provide you with a comprehensive guide that demystifies the process and helps you understand the factors at play when determining the cost. Here's a step-by-step breakdown of how we calculate your painting project's estimate:
Determine the Nature of the Job: The first crucial step is discerning whether your project involves a fresh paint job or a repaint. This initial distinction influences the starting price, and we've simplified this with a pricing chart for your convenience.
Measure the Surface Area: Accurate measurements are key. We meticulously calculate both the total surface area of your home and the specific area requiring painting. For instance, in a bedroom, we measure the length, width, and height to determine the square metres we'll be working on.
Choose the Right Paint: Selecting the appropriate paint type is vital for a successful project. We engage in discussions with you to ascertain your preferences. We offer two choices – the "Standard option," which boasts a 10-year lifespan, and the "Premium option," lasting up to 15 years. For an even more refined finish, we provide a "Skim wall option."
Consider Accessibility: If your house is older or fully furnished, we might need to rearrange furniture or protect valuable items like carpets. Accessibility can significantly impact the complexity and duration of the job.
Calculating the Estimate: To arrive at the project's estimated cost, we multiply the total square metres by our base price. However, please keep in mind that this estimate serves as a general guide. Various factors, such as travel distance, house height, moisture issues, and more, can affect the final price.
We aim to ensure your complete comfort throughout the process, so don't hesitate to reach out with any questions or concerns you may have.
Price Chart:
Fresh paint with "Standard option": 120.00 Baht/sqm (With a middle-grade paint life span of up to 10 years)
Repaint with "Standard option": 140.00 Baht/sqm (With a middle-grade paint life span of up to 10 years)
Fresh paint with "Premium option": 140.00 Baht/sqm (With a premium-grade paint life span of up to 15 years)
Repaint with "Premium option": 160.00 Baht/sqm (With a premium-grade paint life span of up to 15 years)
"Skim wall option": 90.00 Baht/sqm ( For nicer and smoother finishes)
To guarantee a lasting, high-quality finish, we adhere to a meticulous procedure:
Surface Preparation: We begin by thoroughly cleaning the surfaces, removing any dirt, dust, or grime. If mildew or mold is present, we apply a bleach solution to eliminate it. After cleaning, we allow the surfaces to dry completely.
Removing Old Paint: Any peeling or cracking old paint is meticulously removed using scraping tools, sandpaper, or heat guns. The surface is then sanded to achieve a smooth texture, eradicating rough spots.
Surface Inspection and Repair: We meticulously inspect the surfaces for cracks, holes, or other imperfections. If needed, we fill these imperfections with a suitable filler and sand the surface to a flawless finish. For projects with numerous imperfections or rough spots, we recommend the skim coat option.
Primer Application: We apply one to two coats of primer, depending on the surface. This critical step enhances paint adhesion and seals any stains.
Paint Application: Finally, we apply two coats of paint to the surface, using even strokes to ensure a uniform and smooth finish.
By following this rigorous process, we ensure a high-quality finish that not only meets but exceeds your expectations, promising longevity for years to come.
CHOOSING THE RIGHT KIND OF PAINT FOR YOUR HOME

CHOOSING THE RIGHT KIND OF PAINT FOR YOUR HOME
Choosing the right paint colour for your house can feel overwhelming with so many options out there. It's like being lost in a sea of colours and not knowing where to start. And it's not just about the colour; there's the type of paint, the brand, and all those fancy features they throw at you. It's a lot to handle, I know. But fear not, we've got your back. We've put together some tips and info to help you navigate this colourful maze and save both your time and money.
Types of House Paints
All right, first things first – let's get familiar with the types of paints you're dealing with. There are three main types:
Matte Paint: This is your easy-going, no-frills kind of paint. It sticks to walls like a champ, it's budget-friendly, and if you're using it outside, it's great at handling moisture. However, it's not a stain magnet and might struggle with stubborn dirt.
Sheen or Gloss Paint: This paint is all about that glossy shine. It's perfect for bathrooms and outdoor spaces because it can handle moisture like a boss. But here's the catch: if your wall's not in great shape or it's kind of damp, this paint might start peeling. Plus, it's a bit pricier than matte.
Semi-Gloss Paint: This one's the luxury option among paints – used indoors to give your space a posh vibe. It's not as reflective as the super glossy paint, but it's just as durable and easy to clean.
When it comes to durability, the shiny ones usually outlast matte. But here's the trick: for gloss or semi-gloss, you need a smooth surface. If your wall's a bit rough, matte's your go-to – it's better at hiding imperfections.
So, there's no one-size-fits-all answer. It's about what you want and what your walls need. If you're all about that shine, make sure your wall's prepped right. But if you're on a budget or your wall's not the smoothest, mattes got your back.
And remember, the life of your paint depends on the brand and grade. Lower grades might last around 2-5 years, mid-grades about a decade, and premium ones can go up to 15 years. Basically, the fancier the grade, the longer it stays looking fresh.
Types of Primers
Now, let's talk primers. Think of them as the foundation for your paint – they help it stick and protect it from the elements. Primers come in three flavours:
New Mortar Primer: Use this for freshly plastered surfaces (less than 3 months old).
Old Cement Primer: This one's for walls that have been standing for more than 3 months. Perfect for fixing up older houses.
Multi-Purpose Primer: The name says it all – this one works for both new and old surfaces. Convenient, right? But it's a tad pricier.
Primer comes in clear or colour shades, mostly white or light grey. If you want to be sure it's been applied properly, go for the slightly pricier version. It's like an insurance policy for your paint job.
A quick tip: primers can be water-based or oil-based. Water-based ones are milder and great for indoors. Oil-based primers can handle the great outdoors and high humidity, but they come with a strong smell.
Wrapping It Up
So, there you have it – the lowdown on choosing paint colours and primers. If you're moving into a new place or just give your walls a fresh plaster job, wait about a month before slapping on that new plaster primer. But if time's not on your side, give it a week or so and you can roll with the multi-purpose primer.
For older walls or renovations, the old cement primer or the all-purpose one should do the trick.
See, it's not as complicated as it seems. Just remember, choose what suits your style and your walls' needs. Happy painting!
THE ESSENTIAL THINGS YOU NEED TO KNOW BEFORE PAINTING YOUR HOME
Read more
Before you start painting your house, there are several essential things to consider. Here are some key pieces of knowledge you should have:
Surface preparation: Proper surface preparation is essential for a successful paint job. This involves cleaning the surface, repairing any cracks or damage, and ensuring that the surface is smooth and even.
Choosing the right paint: There are many types of paint available, each with different properties and suitability for different surfaces. Consider the surface you are painting, the location of the surface, and the desired finish when choosing the type of paint.
Quantity of paint: It's important to calculate the amount of paint needed for the job to avoid running out of paint halfway through. Measure the area to be painted and consult the manufacturer's instructions to determine the amount of paint required.
Proper equipment: Having the right tools and equipment, such as brushes, rollers, and paint trays, is essential for a smooth and even paint job. Invest in good quality equipment to ensure a professional finish.
Weather conditions: The weather can have a significant impact on the paint job. Avoid painting in extreme temperatures or high humidity, as this can affect the drying time and adhesion of the paint.
Safety precautions: Painting can involve hazardous materials and require working at heights. Take appropriate safety precautions, such as wearing protective clothing and using ladders or scaffolding properly.
By having a good understanding of these key considerations, you can ensure that your painting project is a success and that your house looks beautiful for years to come.
WATERPROOF CONCRETE WALLS
Read more
Waterproofing a concrete wall is important to prevent moisture penetration and damage to the structure over time. Here are some steps you can take to waterproof a concrete wall:
Prepare the surface: Before waterproofing the concrete wall, ensure that the surface is clean and free of debris, dirt, or loose material. Use a pressure washer, scraper, or wire brush to remove any loose material and allow the surface to dry completely.
Fill any cracks: Fill any cracks or gaps in the concrete wall with an appropriate filler or sealant. This will help prevent water from seeping through the cracks and causing damage.
Apply a waterproofing coating: There are various waterproofing coatings available in the market, such as acrylic, polyurethane, and epoxy coatings. Choose a suitable waterproofing coating and apply it to the surface of the concrete wall with a paintbrush or roller, following the manufacturer's instructions. It's important to apply the coating in multiple layers to ensure maximum protection.
Install a drainage system: If water is entering the concrete wall due to poor drainage, consider installing a drainage system such as a French drain or a sump pump. This will help divert water away from the wall and prevent water damage.
Consult with a professional: If you are unsure about the best way to waterproof your concrete wall, it may be best to consult with a professional such as a contractor or engineer. Preventing damage: Regular maintenance can prevent minor issues from turning into major problems. For example, fixing a leaky roof or a damaged foundation can prevent water damage and structural issues down the line.

CHOOSING THE RIGHT LIGHTING
Read more
Choosing the right lighting for your house can make a significant impact on the overall ambiance and functionality of your living space. Whether you're moving into a new home or renovating your current one, it's essential to consider the following factors before selecting the right lighting options.
First, determine the primary purpose of each room. For example, a kitchen may require bright, task-oriented lighting to help you prepare meals, while a bedroom may need soft, warm lighting to promote relaxation and restful sleep. Understanding the function of each room will help you select the appropriate lighting fixtures and bulbs.
Next, consider the style of your home and personal preferences. If you have a modern, minimalist design, you may opt for sleek, simple lighting fixtures, whereas a more traditional home may feature ornate chandeliers or wall sconces. Your personal taste and preferences should also guide your lighting choices, whether you prefer a warm, cozy glow or bright, energetic lighting.
Another critical factor to consider is the color temperature of your lighting. Different light bulbs produce different hues of light, ranging from warm, yellow-toned light to cool, blue-toned light. Selecting the right color temperature for each room can create the desired ambiance and mood.
Lastly, don't forget to consider energy efficiency and sustainability when selecting your lighting options. LED bulbs are an excellent choice for their energy efficiency and longevity, and they are available in a variety of colors and styles. For living rooms and bedrooms a 3000k warm white is suitable. For kitchens, bathroom, places in your home where you need more lighting, 4000k up to 4500k cool white should be used.
In conclusion, choosing the right lighting for your house requires careful consideration of the room's purpose, personal preferences, style, color temperature, and energy efficiency. By taking these factors into account, you can create a well-lit, comfortable, and inviting living space that reflects your unique style and meets your practical needs.
